A replacement tears everything off and starts over. Restoration keeps the shingles you already have and puts back what age took out of them.

Asphalt shingles are held together by oils. Sun, heat and freeze-thaw cycles pull those oils out over time. The shingle goes stiff, the edges curl, and the granules that protect it start washing into your gutters. Our treatment soaks a plant-based oil back into the shingle so it flexes again instead of cracking.

The catch is that it works on shingles that are worn, not shingles that are finished. If yours are cracked through, missing in patches, or the deck underneath is soft, restoration is the wrong call and we will tell you that.

Repair fixes one spot. Restoration treats the whole roof.

If you have a leak in one corner, a few shingles lifted by wind, or flashing pulling away from a chimney, that is a repair. If the roof is 12 to 25 years old, the color has gone flat, the edges are curling and the gutters have grit in them, the whole surface is drying out at once and a repair only buys you a season.

Most inspections turn up both. We do the repairs first, then treat the roof, because sealing a treatment over a bad shingle just hides it.

Most single-family homes are done in one day, often in half a day. There is no tear-off, no dumpster in your driveway, and no crew back the next morning.

Repairs found during the inspection can add time. A steep or cut-up roof takes longer than a simple gable. We tell you the day count before we start, not after.

A fraction. Restoration runs a small share of what a tear-off costs on the same house, which is why it makes sense on a roof with life left in it.

We will not quote a number here, because roof size, pitch and how much repair work the roof needs all move it. What we will do is measure your roof, tell you the price in writing, and show you the photos behind it. No number gets invented on a doorstep.

It comes down to square footage, pitch and condition. A single-story ranch in Roy and a cut-up two-story in Draper are different jobs even at the same square footage, because steep and complex roofs take longer and use more material.

Utah adds one wrinkle: south and west slopes bake far hotter than the shaded sides of the same roof, and heat is what drives the oils out of a shingle. Those slopes often need more attention, which shows up in the inspection and in the quote.

Here is how our numbers actually work: the warranty is written per product, and depending on which treatment your roof gets, the term runs from 6 to 15 years. Ask us for the warranty details on your specific product before you sign anything, from us or anyone else.

Age is a guide, not the answer. The treatment is aimed at asphalt shingle roofs roughly 1 to 25 years old, and the sweet spot is a roof that has gone dry but has not started failing.

Condition beats the calendar. We have walked 10-year-old roofs that were too far gone because of a bad install, and 22-year-old roofs that took the treatment beautifully. That is what the free inspection is for.

It is a plant-based product, not a solvent or a coating. Paul chose it partly because he spends his time outdoors and did not want to spray something he would not want running off his own roof.

We still cover and rinse what needs it. If you have a garden bed, a dog run or a rain barrel under a downspout, tell us at the inspection and we will plan around it.

A treated roof usually goes back to looking darker and more even, closer to how it looked when it was newer. That is the oil returning to the shingle, not paint.

It is not a coating and it does not recolor a roof. If someone offers to spray your shingles a new color, that is a different product with different consequences.

A rejuvenation treatment is not a sealant and it is not designed to waterproof a roof. The overwhelming majority of roof leaks do not come from the middle of a shingle anyway. They come from flashing: chimneys, skylights, vent boots, valleys and the joints where the roof meets a wall.

If you have an active leak, what you need is a repair, and that is what we will quote. Treating the surface afterwards is a separate decision about the other twenty years of the roof's life.

Honest answer: it depends on your carrier, and nobody can promise you otherwise.

Some insurers in Utah are strict about roof age and will ask for documentation on any roof past a certain year. A treatment does not change the date your roof was installed, so do not expect it to reset anything on a policy.

What it can do is give you evidence. The photo report shows the condition of your shingles on a specific date, which is a useful thing to have if an adjuster ever asks. Before you assume anything either way, call your own agent and ask. We are not going to tell you what your policy says.

This is the question the whole industry avoids, so here is the straight version: it depends on the manufacturer, and you should check yours rather than take any contractor's word for it.

Most asphalt shingle manufacturer warranties are already limited and prorated by the time a roof is fifteen or twenty years old, which is the age range where rejuvenation makes sense. For a lot of homeowners there is very little warranty left to protect. But "very little" is not "none", and it is your call, not ours.

Find out who made your shingles, look up their written position on surface treatments, and decide from there. If we do not know the answer for your specific product, we will tell you we do not know.

Usually yes, and this is worth understanding before you start, because almost nobody explains it.

Rejuvenation is maintenance, not a one-time fix. Think of it like the way you service other things in a house rather than the way you replace them. A roof that is treated and holds up well can generally be treated again later, which is where the "up to 15 years" figure you see across this industry comes from: it is cumulative across more than one application, not a single treatment.

What matters is that the roof still qualifies at that point. If your shingles have failed by then, more treatment is not the answer, and we will say so at that inspection the same way we would at this one.

The product side is the easy part. The roof is not.

Even coverage matters, because a patchy application gives you a patchy result and there is no way to tell from the ground. Repairs have to happen first. And walking a roof safely is a real skill, especially on the steeper pitches common through Cottonwood Heights and Park City.

There is also the small matter of the warranty. A treatment you apply yourself is not covered by anyone.

A home inspector reports on the condition of your roof: the shingle state, the flashing, any damage, and their estimate of remaining life. A treated roof in good condition reports as a roof in good condition.

What helps at closing is documentation. Keep the before-and-after photo report and the warranty paperwork with your house records. A buyer's agent asking "how old is the roof" is a much easier conversation when you can hand over dated photos and a written warranty than when you cannot.

Ask us about warranty transfer before you list. Terms vary, and it is better to know than to assume.

Fair question, and the skepticism is earned. This category has been oversold hard enough that "is it a scam" is one of the most common searches about it.

What is genuinely true: asphalt shingles fail primarily because they lose the oils that keep them flexible, and a treatment that restores flexibility slows that down. That mechanism is real.

What gets oversold: the years. You will find companies in this market claiming 3, 5, 6, 10, 15 and 24 years for what is broadly similar work. Those numbers cannot all be right. Ours is a written warranty of 6 to 15 years depending on the product, and we would rather be believed than impressive.

What is flatly untrue: that it works on any roof at any age. It does not, and the fastest way to check ours is to book a free inspection and see whether we try to sell you one.

Then we say so, and we do not charge you for finding out.

Every homeowner gets the before-and-after photo report either way. If the answer is "this roof is done", you walk away with documentation you can hand to a roofer or an insurance adjuster. We would rather lose the job than treat a roof that cannot be saved.
