Roof Rejuvenation in Utah, Backed by a 6-Year Warranty
A roof does not usually fail because the shingles wore out mechanically. It fails because they dried out. Asphalt shingles are held together by oils, and Utah pulls those oils out fast. Lawrence Berkeley National Laboratory has measured dark roof surfaces running 69 to 78 degrees hotter than the surrounding air, so a 100 degree Lehi afternoon puts your shingles north of 170. Then winter reverses it: NOAA counts 74 freeze-thaw cycles a year at Provo Airport and 69 in Salt Lake City.
Once the oils are gone the shingle stops behaving like a shingle. It goes stiff. Edges curl. Granules let go and end up in the gutter. Then one canyon wind event finds every stiff shingle on the roof at once.
Restoration puts a plant-based oil back into the shingle so it flexes again. There is no tear-off, no dumpster, and no week of noise. Most homes are finished in a day.
What the treatment actually does
The product soaks into the asphalt mat rather than sitting on top of it. That matters, because a coating and a treatment fail in completely different ways. A coating can peel, trap moisture, and make a later replacement more expensive. A treatment absorbs and leaves the shingle looking like a shingle.
What you should see afterwards is a roof that has gone back to a deeper, more even color, and shingle edges that lie down instead of standing up.

Roofs we will treat: shingles that are intact, faded, maybe curling at the edges, with granule loss showing up in the gutters. Roofs we will not treat: shingles cracked through, missing in patches, obvious deck rot underneath, or a bad install that was never right to begin with. In that case we tell you and you keep the photo report.

What is roof restoration, and how is it different from a roof replacement?
A replacement tears everything off and starts over. Restoration keeps the shingles you already have and puts back what age took out of them.
Asphalt shingles are held together by oils. Sun, heat and freeze-thaw cycles pull those oils out over time. The shingle goes stiff, the edges curl, and the granules that protect it start washing into your gutters. Our treatment soaks a plant-based oil back into the shingle so it flexes again instead of cracking.
The catch is that it works on shingles that are worn, not shingles that are finished. If yours are cracked through, missing in patches, or the deck underneath is soft, restoration is the wrong call and we will tell you that.
Is my roof too old to restore?
Age is a guide, not the answer. The treatment is aimed at asphalt shingle roofs roughly 1 to 25 years old, and the sweet spot is a roof that has gone dry but has not started failing.
Condition beats the calendar. We have walked 10-year-old roofs that were too far gone because of a bad install, and 22-year-old roofs that took the treatment beautifully. That is what the free inspection is for.
How much does roof restoration cost compared to a full replacement?
A fraction. Restoration runs a small share of what a tear-off costs on the same house, which is why it makes sense on a roof with life left in it.
We will not quote a number here, because roof size, pitch and how much repair work the roof needs all move it. What we will do is measure your roof, tell you the price in writing, and show you the photos behind it. No number gets invented on a doorstep.
Is roof restoration covered by a warranty?
Yes. Our work carries a written warranty of 6 to 15 years, depending on which product your roof gets. The badge on the van says 6 because that is the floor, not the ceiling. Ask for the exact term on your treatment when we quote it, and get it in writing from anyone else you talk to.
You will see "up to 15 years of added roof life" quoted around this industry, ours included. Here is how our numbers actually work: the warranty is written per product, and depending on which treatment your roof gets, the term runs from 6 to 15 years. Ask us for the warranty details on your specific product before you sign anything, from us or anyone else.
Will it change the color of my roof?
A treated roof usually goes back to looking darker and more even, closer to how it looked when it was newer. That is the oil returning to the shingle, not paint.
It is not a coating and it does not recolor a roof. If someone offers to spray your shingles a new color, that is a different product with different consequences.
