What happens when we come out

We walk the roof, not just look at it from the driveway. Anyone who quotes your roof from the ground or from a satellite image alone is guessing.

  • Shingle condition on every slope, because the south and west sides age faster than the north
  • Granule loss, checked at the gutters and the downspout outlets
  • Flashing at chimneys, vents and valleys, which is where most real leaks start
  • Any lifted, cracked or missing shingles that need repair before anything else happens
  • Soft spots underfoot, which mean the problem is the deck and not the covering

Then you get the photos and a straight recommendation: treat it, repair it, or replace it.

Why the photo report matters

A roof is the one part of your house you cannot check yourself. That asymmetry is why roofing has the reputation it has, and photos are the cheapest fix for it.

The report is yours to keep. Take it to another contractor. Send it to your insurance adjuster. Put it in a drawer and pull it out in three years to compare. It is evidence, and evidence is what makes the rest of the conversation easy.

How do I know if I need a repair or a full roof restoration?

Repair fixes one spot. Restoration treats the whole roof.

If you have a leak in one corner, a few shingles lifted by wind, or flashing pulling away from a chimney, that is a repair. If the roof is 12 to 25 years old, the color has gone flat, the edges are curling and the gutters have grit in them, the whole surface is drying out at once and a repair only buys you a season.

Most inspections turn up both. We do the repairs first, then treat the roof, because sealing a treatment over a bad shingle just hides it.

Is my roof too old to restore?

Age is a guide, not the answer. The treatment is aimed at asphalt shingle roofs roughly 1 to 25 years old, and the sweet spot is a roof that has gone dry but has not started failing.

Condition beats the calendar. We have walked 10-year-old roofs that were too far gone because of a bad install, and 22-year-old roofs that took the treatment beautifully. That is what the free inspection is for.

What if my roof actually needs replacing?

Then we say so, and we do not charge you for finding out.

Every homeowner gets the before-and-after photo report either way. If the answer is "this roof is done", you walk away with documentation you can hand to a roofer or an insurance adjuster. We would rather lose the job than treat a roof that cannot be saved.
