The Real Benefits of Roof Restoration (and the Ones That Get Oversold)

Every roof restoration company lists the same benefits. Most of them are true. A couple get stretched, and stretching them is why homeowners are suspicious of the whole category. Here is the honest version.

The benefits that hold up

It costs a fraction of a replacement

This is the real one. A tear-off on an average Utah home is a five-figure decision. Restoration is a small share of that. If the roof has life left, the gap is the entire point.

It happens in a day

No dumpster, no tear-off, no crew back for a week. For most single-family homes we are on and off in a day, often half a day. If you have ever lived through a replacement you know what that is worth.

It puts flexibility back into the shingle

This is the mechanism, and it matters more in Utah than in most states. Our canyon winds do not usually rip healthy shingles off roofs. They find the stiff ones. A shingle that can still flex lies back down and reseals. A shingle that has dried out tears at the nail line. On the Davis County bench that difference is the whole ballgame.

It keeps granules where they belong

The granules are not decoration. They are the UV shield for the asphalt underneath. Slowing granule loss is slowing everything else.

The claims that get oversold

"Adds up to 15 years"

You will see this everywhere, including on our own material, and it is a reasonable statement of what a well-kept roof can gain. But treat it as an expectation, not a promise. Our warranty is written per product: 6 to 15 years depending on the treatment your roof gets, and that is the range we put in writing. If a company quotes you fifteen years, ask what their warranty covers and for how long.

"Works on any roof"

It does not. This is for asphalt shingles roughly 1 to 25 years old that have dried out but not failed. Cracked through, missing patches, soft decking: that is a replacement, and anyone telling you otherwise is selling.

"Looks brand new"

A treated roof usually goes darker and more even, closer to how it looked when it was younger. It is not paint and it does not make a twenty-year-old roof look new. Our before and after photos are the unedited version, judge for yourself.

The benefit nobody lists
