What Roof Rejuvenation Actually Looks Like, Before and After

The honest answer is that a good restoration looks less dramatic than the marketing photos you have probably seen, and the difference is still obvious once you know what to look for.

What changes

Color goes deeper and more even

A dried-out roof goes pale and chalky, and it does it unevenly: the south and west slopes fade first. After treatment the color comes back closer to what the shingle looked like when it was younger, and the slopes match each other again. That is the oil returning to the asphalt, not a coating sitting on top.

Edges lie down

Curling is the most visible sign of a stiff shingle. On a roof that responds well, the corners settle back down rather than standing up off the deck. Look at the ridge and the rake edges, that is where you see it first.

The gutters go quiet

Less grit at the downspout outlets after the next few rainstorms. Slower granule loss is the least photogenic benefit and probably the most valuable one.

What does not change

• It does not look new. A twenty-year-old roof looks like a well-kept twenty-year-old roof afterwards.
• Physical damage stays physical damage. A torn shingle needs replacing, not treating. That is the repair half of the job.
• The color does not change to a different color. If anyone offers to spray your shingles a new shade, that is a coating, and coatings on shingles bring their own problems.

How to spot a fake before-and-after

This industry has a photography problem. Three things to watch for:

• Different light. A "before" shot in flat overcast light and an "after" in bright afternoon sun will look transformed no matter what was done to the roof.
• A different angle. If the two photos are not taken from the same spot, they are not a comparison.
• A wet roof. Any roof looks darker and richer wet. Hosing a roof off produces a spectacular fake "after".
